New Jersey Tenant FAQs

WHERE DO I CHECK IN AND OUT?
You will check in & out at the office that you booked the rental through.
WHAT SHOULD I EXPECT WHILE IN RESIDENCE?

Please notify your COMPASS RE AGENT IMMEDIATELY if the property is not clean, if appliances, air conditioning, etc. are not working or if there is any damage. You are required to leave the property in a clean condition. Complaints of damage and improper cleaning registered at checkout will not be considered valid; and, in addition, the owner may hold you responsible. Your vacation home is, in actuality, the owner’s home. We ask that you treat it with as much care as you would your own. Please respect any locked closets.

WHAT IS THE BEST PRACTICE WITH REGARDS TO AIR CONDITIONING?

Keep doors and windows closed to properly cool. We want you to enjoy the air conditioning but ask that you respect the need to conserve. Do not adjust the temperature lower than 70° F when initially turned on, or 68° F after that. If the temperature is lowered too quickly it may cause the unit to freeze and break. REMEMBER: Central air units can only cool to about 20° F lower than the outside temperature (95° F outside means it is expected to only cool at most to 75° F)

ARE THERE WASHERS AND DRYERS?

Most units have washers and dryers, please check the amenities list on your lease or check with your COMPASS RE Agent. Please remember to care for the washers and dryers the same that you would at home. REMOVE ALL SAND from towels and clothing before washing and drying. Keep the lint traps in the dryers clean.

ARE THERE BARBEQUE GRILLS?

Do not place grills on any porch or deck– FIRE HAZARD. Some owners provide grills. The condition cannot be guaranteed. (Including propane) The use of grills, charcoal or gas, may not be used on porches or decks and must be placed at least 5 ft from any exterior part of a building. Some property owners strictly prohibit the use of grills, please check with your COMPASS RE agent first.

WHAT SHOULD I DO IF AN APPLIANCE BREAKS?

If any appliance or utility in your unit appears not to work. Check the circuit breaker and GFI first. If the breaker box is not in plain view it is usually behind a door; check bathrooms and bedrooms and the laundry area or behind a picture or wall hanging. If that is not the issue, please contact your COMPASS RE agent immediately.

WHAT ARE THE BEST PRACTICES WITH A REFRIGERATOR?

Turning the refrigerator or freezer to the coldest setting will cause it to “freeze up” and not cool at all. Normally the middle setting on the refrigerator and freezer will be the most efficient. Do not overload refrigerators when you first arrive. Only place items that are required to be refrigerated or frozen in it when you first arrive. After an hour or 2 you can start to add other items a few at a time every hour after that, giving them time to cool down. Containers placed too close to refrigerator fans will hamper the cooling ability and cause icing.

WHEN IS CHECK IN?

Check-IN time is between 2:00 pm and 5:00 pm on the day stated in your lease, unless otherwise stated in your lease. We are sorry but early check-ins are not available. We close at 5:00 pm. Please contact us in advance if you anticipate arriving after 5:00 pm.

WHEN IS CHECK OUT?

Check-OUT time is 10:00 am on the date stated in our lease.You must return the keys to the office where you picked them up. Late check-outs are not an option as the properties need to be readied for the next check-in.

DO TENANTS HAVE CLEANING RESPONSIBILITIES?

Cleaning Responsibilities

  • Empty all of the trash containers throughout the property and take trash to outside containers.
  • Be sure to put trash & recycling containers out for collection the night before a scheduled pickup. You must recycle and not cause litter. Failure to follow procedures, may subject you to a fine.
  • Remove leftover food from the refrigerator and freezer and wipe all shelves & drawers clean.
  • Wash all dishes, pots and pans and put away as you found them.
  • Empty the dishwasher and put everything away as you found them.
  • Remove all soaps, shampoos and personal toiletries from the bathroom.
  • Furniture straightened and all beds made.
  • Sweep or vacuum.
  • Secure all windows and doors.
  • Double check all drawers, closets and under beds for any items left in the property.
ARE BEACH TAGS REQUIRED?

Beach tags are required in season and are usually NOT included with summer rentals. Children under 12 do not require a beach tag. Beach tags may be purchased on the beach upon arrival or at several locations in town. Discounts are available for full season tags if purchased before Memorial Day. Please use beach paths. Do not walk on or damage fragile dune grass.

WHEN DOES THE SEASON BEGIN AND ARE THERE “OFF SEASON RENTALS”?

The season begins on Memorial Day weekend and ends gradually from Labor Day through the end of September. Peak season is from July 4th until Labor Day. Various properties are available for off-season and winter rentals. Contact your COMPASS RE Agent for assistance.

IS THE INFORMATION ON THE WEBSITE GUARANTEED?

We have made every effort to ensure that the information provided is accurate. However, we are not responsible for printing errors or omissions. All rental units are privately owned. The condition and furnishings will vary according to the owner’s taste. We recommend that you preview your rental property prior to making a reservation.

WHAT SUPPLIES AND EQUIPMENT ARE IN THE PROPERTY?

All rentals are furnished for light housekeeping with dishes, cookware, silverware, glassware, pillows, and bedspreads. Bed and bath linens are normally NOT included. Toasters, coffee makers, TVs, microwaves, and other small appliances are usually included. Most owners do not supply telephone service. With the growing usage of cell phones, an individual unit phone may not be provided. Please be sure to bring your cell phone along for emergency purposes. We also recommend that you supply your rental agent with this number. Some owners supply internet service. Cable TV is typically basic service only.

WHO IS RESPONSIBLE FOR PROPERTY AND EQUIPMENT MAINTENANCE?

The property and all equipment therein should be clean and in good working order upon your arrival. Please report any problems to your agent promptly. COMPASS RE and their Agents cannot be held responsible for any mechanical failure with any appliances prior to or during the rental period due to inability to get replacement parts or service. No refunds will be given. We will make every effort to correct any problems. Tenants will be held responsible for damages or losses that occur during their stay.

ARE ALL THE PROPERTIES NON-SMOKING?

Yes, SMOKING by Tenants and their guests is strictly prohibited in & on the premises. If the Landlord, cleaning service or inspection staff detects evidence of smoking in or on the premises, the entire cost of cleaning plus a deodorizing fee may be charged to the Tenant and be payable upon receipt, via online payment or if a security or cleaning deposit have been collected, fee will be deducted directly from your deposit.

WHO IS INCLUDED IN THE OCCUPANCY LIMIT?

Your rental has an occupancy limit; this number represents the maximum number of people, including children, allowed to stay in the property.

ARE PETS ALLOWED?

Pets are not allowed unless approved in writing by the owner. Dogs are not permitted on the beach or boardwalk during the season.

WHAT SHOULD I BRING?

Linens and Towels - Plan to bring your linens and towels, and if need be, check with your rental agent before you leave home to make sure you've got the right sheets for the beds. Your rental agent is always happy to answer any questions you might have. Only a select few of our vacation rentals may provide sheets and towels, most do not.

Safety Equipment - In the event of a power outage, it's always a good idea to keep a flashlight handy. Not every vacation rental provides one, so pack it for the trip. A first-aid kit is also a must for any getaway.
Groceries and Water - Whether you are new to the area, or a repeat visitor, bring some groceries for the first few days as you get situated. Canned goods, dry pasta, and drink mixes are good to keep around for quick meals for your family and friends.

Paper Products, Toiletries and Cleaning Supplies - Most properties do not provide any of these items. There should be a vacuum, broom and mop in the unit.

The Fun Stuff - If you have buckets for building sandcastles or boogie boards or anything else that makes your beach stay more enjoyable, bring that along as well. Bringing small, personal touches from your home into your vacation home, along with staples for meals and safety, will help your stay in your vacation rental fun, safe, and memorable for the whole family.

WHAT IS THE CANCELLATION POLICY?

In the case of cancellation, transfer, or change in your reservation, NO REFUND WILL BE MADE UNLESS THE PROPERTY IS RE-RENTED for the cancellation period. Refunds are made at the sole discretion of the property owner. Consult your lease for this information.
